Special information and conditions must be explicitly noted on an attached Lease Contract or in the Contemplated Lease Contract Information above.

2.Application Fee (nonrefundable). You have delivered to our represen- tative an application fee in the amount indicated below, and this payment partially defrays the cost of administrative paperwork. It's nonrefundable.

3.Application Deposit (may or may not be refundable). In addition to any application fee, you have delivered to our representative an application deposit in the amount indicated below. The application deposit is not a security deposit. However, it will be credited toward the required security deposit when the Lease Contract has been signed by all parties; OR it will be refunded under paragraph 10 if you are not approved; OR it will be retained by us as liquidated damages if you fail to sign or attempt to withdraw under paragraph 6 or 7.

4.Approval When Lease Contract Is Signed in Advance. If you and all co-applicants have already signed the Lease Contract when we approve the Application, our representative will notify you (or one of you if there are co-applicants) of our approval, sign the Lease Contract, and then credit the application deposit of all applicants toward the required security deposit.

5.Approval When Lease Contract Isn't Yet Signed. If you and all co- applicants have not signed the Lease Contract when we approve the Application, our representative will notify you (or one of you if there are co-applicants) of the approval, sign the Lease Contract when you and all co-applicants have signed, and then credit the application deposit of all applicants toward the required security deposit.

6.If You Fail to Sign Lease Contract After Approval. Unless we authorize otherwise in writing, you and all co-applicants must sign the Lease Contract within 3 days after we give you our approval in person or by telephone or within 5 days after we mail you our approval. If you or any co-applicant fails to sign as required, we may keep the application deposit as liquidated damages, and terminate all further obligations under this Agreement.

7.If You Withdraw Before Approval. You and any co-applicant may not withdraw your application or the application deposit. If you or any co- applicant withdraws an Application or notifies us that you've changed your mind about renting the dwelling unit, we'll be entitled to retain all application deposits as liquidated damages, and the parties will then have no further obligation to each other.

8.Completed Application. An Application will not be considered "com- pleted" and will not be processed until all of the following have been

provided to us (unless checked): Â a separate Application has been fully filled out and signed by you and each co-applicant; Â an application fee has been paid to us; Â an application deposit has been paid to us. If no

item is checked, all are necessary for the Application to be considered completed.

9.Nonapproval. We will notify you whether you've been approved within 10 days after the date we receive a completed Application. Your Application will be considered "disapproved" if we fail to notify you of your approval within 10 days after we have received a completed Application. Notification may be in person or by mail or telephone unless you have requested that notification be by mail. You must not assume approval until you receive actual notice of approval. The 10-day time period may be changed only by separate written agreement.

10.Refund after Nonapproval. If you or any co-applicant is disapproved or deemed disapproved under paragraph 9, we'll refund all application deposits within 30 days of such disapproval. Refund checks may be made payable to all co-applicants and mailed to one applicant.

Learn More on National Apartment Association Rental

What is the National Apartment Association Rental Form?

The National Apartment Association Rental Form is a standardized application used by prospective tenants to apply for rental housing. It collects essential information about applicants, including personal details, employment history, and rental history. This form helps landlords assess the suitability of applicants for tenancy in their properties.

Who needs to fill out the rental application?

Each co-applicant and any occupant aged 18 years or older must submit a separate application. However, spouses may submit a single application together. This ensures that all adult occupants are screened and that the landlord has complete information for each individual living in the rental unit.

What information is required on the application?

The application requires various details, including the applicant's full name, current address, driver's license number, Social Security number, employment information, and rental history. Additional information such as marital status, citizenship status, and whether the applicant smokes or has pets is also requested. This comprehensive information helps landlords make informed decisions.

Is there an application fee, and is it refundable?

Yes, there is an application fee, which is nonrefundable. This fee helps cover the administrative costs associated with processing the application. In addition to the application fee, an application deposit may be required, which could be refundable under certain conditions if the application is not approved.

How long does it take to process the application?

Once a completed application is submitted, the landlord will notify the applicant of the approval or disapproval within 10 days. If no notification is received within this timeframe, the application is considered disapproved. This prompt communication allows applicants to plan their next steps accordingly.

What happens if I am approved?

If your application is approved, you will be required to sign a lease agreement within a specified timeframe. The application deposit will typically be credited toward your security deposit. It is crucial to act quickly, as failure to sign the lease within the allotted time may result in the loss of your application deposit.

What if I need to withdraw my application?

Once submitted, you cannot withdraw your application or the application deposit without consequences. If you decide to withdraw, the landlord is entitled to retain the application deposit as liquidated damages. This policy emphasizes the importance of commitment when applying for rental housing.

Can I apply if I have a criminal history?

Yes, you can still apply if you have a criminal history. However, you must disclose any relevant charges or convictions on the application. The landlord may consider this information during the screening process. Be prepared to discuss any past issues, as they could impact your application outcome.

What should I do if I have questions about the application?

If you have questions regarding the application or its requirements, it is advisable to reach out to the property management or landlord directly. They can provide clarification and guidance on the application process, ensuring you understand what is expected of you.

Common mistakes

Filling out the National Apartment Association Rental form can be straightforward, but many people make common mistakes that can delay their application or lead to rejection. One frequent error is not providing full names exactly as they appear on government-issued identification. This inconsistency can raise red flags during the verification process.

Another common mistake is failing to list former last names. If a person has changed their name due to marriage or other reasons, omitting this information can create confusion for landlords trying to verify rental history or credit reports.

Many applicants also overlook the importance of providing accurate contact information. This includes ensuring that phone numbers and email addresses are correct. If a landlord cannot reach the applicant, it may result in a missed opportunity for securing the rental.

When it comes to income verification, some people mistakenly provide gross income figures that are not accurate. It's essential to report this information truthfully, as discrepancies may lead to disqualification. Additionally, applicants should not forget to include their previous employer's information if they have changed jobs recently.

Another error involves the rental history section. Applicants often fail to provide complete addresses or contact details for previous landlords. This information is crucial for landlords to assess the applicant's rental history and reliability.

Some individuals neglect to disclose criminal history or past evictions. Even if these events occurred years ago, being upfront can prevent complications later in the application process. Honesty is key, as undisclosed issues can lead to immediate disqualification.

People frequently skip the section regarding emergency contacts. This information is vital for landlords to have on file, especially in case of emergencies. Not providing this can create unnecessary complications.

Another common oversight is not signing the application in the designated areas. Failing to provide a signature can render the application incomplete, delaying the process significantly.

Lastly, applicants often forget to include the application fee or application deposit. This fee is typically nonrefundable and is necessary to process the application. Not including it may result in the application being rejected outright.

Being aware of these common mistakes can help streamline the application process and improve the chances of securing a rental unit. Careful attention to detail is essential when filling out the National Apartment Association Rental form.

  • Provide accurate personal information. This includes your full name, address, and Social Security number as they appear on official documents.

  • Be prepared to disclose your rental history and any past credit issues. This information is crucial for the approval process.

  • Indicate whether you or any occupants smoke or have pets. This can affect your application approval and potential lease terms.

  • Understand the application fee and deposit structure. The application fee is nonrefundable, while the application deposit may be credited toward your security deposit if approved.
